A full sand removes the old finish and a thin layer of the wood’s surface, allowing the floor to be completely refinished as new. A screen & recoat (also called a buff & recoat) is lighter: it simply removes the top layer of finish and applies a new coat. If your floor has deep scratches, stains, or heavy wear, a full sand is recommended. If the wood is in good condition but looking dull, a screen & recoat can refresh it quickly and cost-effectively.
With proper care, a newly sanded and refinished wood floor can last 7–10 years before it may need another restoration. The exact lifespan depends on foot traffic, type of wood, and how well it’s maintained. High-traffic areas may require attention sooner, but with the right cleaning routine and protective measures, your floor will stay beautiful for many years.
Modern sanding equipment is designed with dust-extraction systems that capture the majority of dust. While no process is 100% dust-free, we use professional machines that keep disruption to a minimum. We also carefully seal off work areas and tidy up after the job, so your home is left clean and safe once the work is complete.
